Maintaining Your Air Conditioning System

Periodic air conditioner maintenance saves you money by increasing its efficiency and preventing breakdowns. In this article, you will learn how to clean and maintain your air conditioning system for maximum performance.

Clean the Condensing Unit

The condensing unit is the large box-shaped portion of the cooling system located on the exterior of the house. It consists of coils of pipe surrounded by thousands of thin metal fins providing extra surface area to dissipate heat.

Follow these tips when cleaning the exterior condenser unit and its inner components — after turning off the power to the unit!

  • Remove any leaves, spider webs and other debris from the unit’s exterior.
  • Trim foliage back several feets from the unit to ensure proper air flow.
  • Clean any debris from the unit’s interior. A garden hose is handy for this task.
  • Straighten any bent fins.
  • Add lubricating oil to the motor if possible. Check your owner’s manual for specific instructions.
  • Clean the coils at least once a year. When they collect dirt, they may not function efficiently.

Inspect the Condensate Drain Line

The condensate drain lines located close to the inside unit or evaporator collect and drain condensed water. Often, there are two drain lines—a primary drain line built into the unit, and a secondary drain line connected to the drain pan beneath the unit to catch water if the first line becomes blocked. You can inspect the drain line following these simple and time friendly steps that require little or no technical knowledge or tools.

  • Inspect the drain line for obstructions, such as algae and debris. If the line becomes blocked, water will most likely be visible in the drain pan.
  • Make sure the hoses are secured and fit properly.
  • Pouring a ¼ cup of bleach down the lines will help prevent algae growth and blockages.

 

Clean the Air Filter

Air filters remove pollen, dust and other particles that would otherwise circulate indoors. The filter should be replaced monthly during heavy use. A dirty air filter degrades indoor air quality and strains the motor to work harder to move air through it, increasing energy costs and reducing efficiency.

To keep your central air conditioning system running properly, it is advisable to:

  • Have the air conditioning system inspected by a professional each year before the beginning of the cooling season.
  • Reduce stress on the air conditioning system by enhancing your home’s energy efficiency. For instance, switch from incandescent lights to LEDs which produce less heat.
